Which Condos Are Getting the Most Inquiries in 2026? (And Where in the Philippines)
If you're planning to buy, sell, or invest
in a condo this year, you've probably asked: "Anong unit ang hinahanap ng mga buyer ngayon, at saang
city?"
As a licensed real estate agent working
with local and overseas clients, I looked at the latest market reports from
Colliers Philippines, Leechiu Property Consultants, and Lamudi. Here's what
stands out.
The big picture: buyers have more choices, and they're
careful
Metro Manila has a lot of unsold condo
units. Leechiu counted a record 82,900 unsold units in Q2 2026. Colliers
expects the condo vacancy rate to peak at about 25.6% by the end of 2026, then
ease from 2027 as new completions slow.
What does that mean for you? Buyers are not rushing. They compare, they
inspect, and they negotiate. The good news is that buyers are still active,
especially for the right unit in the right place.
The unit type getting the most attention: affordable
studios and 1BRs
The clearest trend is price. In the first
half of 2026, demand moved toward condos priced between ₱1.8 million and ₱3.6
million. Economic and affordable units made up 67% of Metro Manila condo
take-up, up from 33% a year earlier.
In other words, compact, well-priced studios and 1-bedroom units are what most
buyers are looking at and asking about.
Two other things matter:
•
Ready-for-occupancy (RFO) units. Recent
sales are leaning toward RFO units, which suggests buyers want to see and
compare the actual unit before deciding.
•
The mid-income segment is struggling.
Colliers noted a significant number of buyer backouts in this segment. Buyers
here are cautious about big commitments.
Which Metro Manila areas stay strong?
Not every area is the same. The overall
vacancy is high, but it varies a lot by location:
•
Makati CBD, Rockwell, and Ortigas Center: vacancy is below 15%, while the Bay Area is above 50%.
•
BGC (Taguig): occupancy is strong,
driven by corporate, BPO, and expat tenants.
•
Quezon City and Manila: these have long
been among the most searched locations for condos, especially at lower prices.
Manila was the top location for condo searches priced ₱3M and below in 2023.
There are also many available units, so pricing and presentation matter.
Tip
for sellers and investors: a condo near jobs,
schools, and transport will always be easier to sell or rent than one in an
area with many vacant units.
Beyond Metro Manila: where else are buyers looking?
Demand is growing in the provinces:
•
Cebu, Davao, Pampanga, Bacolod, and Iloilo: Colliers reported condo take-up of 82% to 91% in key provincial
markets. About 45,000 condo units are expected to be delivered in the regions
from 2026 to 2029, led by Cebu and Davao.
•
Davao: Lamudi saw 36% year-on-year
growth in inquiries for upscale condos for sale in early 2024.
•
Cavite, Pampanga, and Batangas: these
are strongest for house-and-lot. Cavite had the highest average provincial
take-up at 96%.
For our OFW and overseas buyers, Lamudi's earlier data showed strong
interest in Metro Manila's business districts and in Cavite. If you're abroad
and planning ahead for your family, these are good places to start.
What this means for you
If
you're buying: this is a buyer's market. Take your
time, visit the unit, compare nearby options, and don't be afraid to negotiate.
If
you're selling:
•
Price smartly. Staying within
the ₱3.6M threshold can open your unit to many more buyers.
•
Show your unit's best side with
clear photos and a complete description.
•
Highlight what sets it apart:
RFO status, furnished, near transport, flexible terms.
If
you're investing: choose the location first, not
just the price. A condo in a strong area can rent and resell better than a
cheaper one in an oversupplied area.
Final thoughts
The market is slower and more careful, but
it isn't closed. Buyers are still looking, and the right unit at the right
price in the right place gets noticed.
